Leaving a  a LegacyFor future generations of Land Conservation
There are a number of ways that you can help ensure this beautiful landscape and our unique way of life are conserved forever. Gifts to the Northcoast Regional Land Trust – made today or tomorrow – help us protect the rolling hills, watersheds, coastal bluffs and working farms and ranches for future generations. Gifts may offer several tax benefits. There are many ways to give, for ideas, please see the sections below.

 


 

Bequests

The Land Trust can be remembered in wills or living trusts through cash or property bequests. This is one of the simplest ways to make a future gift. Some ways in which you may include NRLT in your plans:

  • Leave a fixed amount in your will. You may include a specific dollar amount, or a percentage of your assets. You may also bequeath the residue or a portion of the remaining residue in your estate after all other bequests and obligations are fulfilled or a contingent amount based on circumstances at the time of death.
  • Leave specific property. You may  include specific property, real estate, stocks, antiques, etc.
  • Charitable Remainder Trust (CRT) – With a CRT, appreciated assets are placed in an irrevocable trust, which the trust may invest or sell to provide income to the donor for life. Ultimately, the assets become the property of the Land Trust, while providing current tax savings.
  • Appreciated Assets – Appreciated assets such as real estate, stocks, bonds or securities can be donated and tax benefits realized from the donation without paying tax on capital gains.

 


Language for your Will or Living Trust

Specific Gifts:

"I give, devise and bequeath to the Northcoast Regional Land Trust, PO Box 398, Bayside, CA 95524, tax ID # 68-0456290...

1.  the sum of $ _______." or,

2.  _______ % of my estate." or

3.  _______ shares of stock in ___________ Company." or

4.  my real property, parcel # _______, located at _______."

Residual Gifts:

"I give, devise and bequeath to the Northcoast Regional Land Trust, PO Box 398, Bayside, CA 95524, tax ID # 68-0456290...

1.  all of the residue of my estate." or

2.  _______ % of my estate".

Note: Residue is that which remains after debts and expenses of administration, legacies and all other devises have been satisfied.

Contingent Gifts:

"In the event that [name of beneficiary] does not survive, I give, devise and bequeath the deceased beneficiary's gift to the Northcoast Regional Land Trust, PO Box 398, Bayside, CA 95524, tax ID # 68-0456290...

 


 

Gifts of Cash

Gifts of cash can be made directly to NRLT by donating on the web, or by mailing a check to the Northcoast Regional Land Trust at PO Box 398, Bayside CA 95524.

In addition, the Northcoast Regional Land Trust can receive gifts of cash to our Monitoring & Operations Fund held by the Humboldt Area Foundation. The purpose of this fund is to ensure the perpetual conservation and stewardship of NRLT-conserved lands and to ensure the ongoing operations of the Land Trust. Checks can be made payable to the Humboldt Area Foundation with "NRLT Monitoring Fund" in the memo.

 


 

Gifts of Stock

Gifts of long-term appreciated stock can save you taxes in two ways. First, this can help you to avoid paying capital gains tax on the increase in value of your stock. You can also receive a tax deduction for the full fair market value of the stock on the date of the gift. Gifts can be made by contacting our office at (707) 822-2242.

 


 

Gifts of Life Insurance

If you own a life insurance policy that you no longer need, you might consider turning it into a year-end gift. You can name the Northcoast Regional Land Trust as both the owner and the beneficiary of the policy. If the policy has cash value you can take a charitable deduction approximately equal to the cash value at the time of the gift.

 


 

Tax Benefits of your Gift

Gifts to the Northcoast Regional Land Trust not only ensures that some of our most beautiful and important lands on the North Coast are protected but you may also:

  • Reduce or eliminate estate tax
  • Decrease income taxes
  • Bypass capital gains taxes
